FHA Loans

FHA loans are government backed and insured by the Federal Housing Administration.  FHA loan requirements for credit score and downpayment are lower than conventional loans. FHA loans only require a 3.5% downpayment which makes them popular with first-time home buyers or with buyers that don’t want to put a lot down on a property.  Please note that because there is a lower downpayment requirement, this type of loan requires mortgage insurance.

USDA Loans

USDA (United States Department of Agriculture) Mortgage loans are zero-down payment mortgages for eligible rural and suburban home buyers. USDA loans are guaranteed by the government, specifically the USDA Rural Development Guaranteed Housing Loan Program, a part of the U.S. Department of Agriculture.  These types of loans have an income limit per household. In DE, the average household income limits for USDA home loans are $110,650 but vary by county.

Construction to Perm Loans

A Construction to Permanent loan allows you to finance construction costs and your mortgage together in one loan. This type of loan eliminates the need for two different loans. Instead, you get a single loan to purchase the land and build the home that will convert to a permanent mortgage when construction is complete.  During the loan process you will take draws to pay for work and after work is completed for each draw – the home will be inspected to make sure work is completed, then you can move on to the next phase/draw. Once the home is 100% completed and no more money is owed for the build, the construction loan switches to a permanent loan.

DSCR Loans

DSCR (Debt Service Coverage Ratio) loans offer flexible financing solutions for real estate investors and commercial property owners.
